Our homes are one of our most precious possessions. They also represent a major
investment. It is this conflict that can confuse potential buyers. The dynamic between our
home, where we live and have our best memories, and the cold reality of an economic asset
that needs to realise it's greatest value. We all understand the concept of preparing something
for sale but because our homes are so close to our lives it can be difficult to separate the two.
Our presentation survey is designed to objectively overcome this problem. The survey
results in an HSP presentation rating. This reflects the dynamic between your liveability and
the functionality and appeal the property will need to have the present-ability necessary for a
successful sale. In short you can objectively see the areas where your occupation interferers
with your saleability.
The survey critically analyses four main areas that have a major influence on viewings, The
approach, entrance, interior and gardens. We test their functionality, Present-ability and
appeal and compare them with your live-ability so you can see where changes need to be
made, or not.
Our survey comprises of questions that have been gathered from a diverse range of sources
such as surveying buyers and our own sales experience. This process is on going, reviewed
regularly and reflects up to date buyer attitudes. What they are really looking for as opposed
to media driven concepts.
In addition we will also appraise your presentation and advise on an appropriate level of
questioning and answers to remove simple objections and show your property in a
professional way.
The survey requires us to gather basic information about your property before we visit you.
We will then require your consent to take photographs and hold this data on our computers.
Our report describes the findings and shows simple statistical breakdowns of each area
analysed. Our findings are yours to use as you think best or you can go on to our action
planning consultation service.

The Action Planning consultation is designed to engage the vendor in the process of selling
their property. We view this as a vital step towards gaining the confidence to promote the
best features and advantages of their homes.
The action plan is compiled from the details of the survey and discussion. An appropriate
course of action is chosen that takes into account our customers commitments. A time scale
for individual tasks to be completed is then decided. It is important that for any project to be
successful tasks are properly identified, have a realistic time scale and be achievable.
Sometimes this may feel like a daunting task but our support is available all through the
process. Finally in order to objectively identify any improvement in the presentation of the
property a re-survey is available.

The re-survey is an opportunity to see improvement in the overall HSP presentation rating.
This serves two purposes. To provide an immediate goal to make improvements in the
properties presentation and to empower the vendor with the confidence to promote their
property during viewings.
Remember that when we survey we take into account more than just the property. We also
consider your presentation style and we will have advised you on an appropriate level of
knowledge and sales technique to make the most of a sales opportunity.
Please Note the following:-
We recommend to our clients that they consult with other appropriate advisers before
implementing any advice which we may give. Advice given by us is our opinion and whilst
given in good faith it remains that. Any decision to act on our advice is taken solely by you
and the responsibility for that decision remains yours.
We also recommend that our clients consult in particular with their selling agents. This is in
the interests of polite good business practise. Any decision which you make may effect your
agents marketing plans and consequently incur costs that can be avoided with prudent
discussion.
We are not Estate Agents and do not value properties or act as intermediaries in any
negotiations. We do not carry out any Structural or 'Home information pack' surveys. We
advise our clients to consult with properly qualified experts for these services.
